These new development lands front on Hawthorne Road, on the west side of Hawthorne Road at the intersection with Russell Road, and carry the civic address of 3020 Hawthorne Road.  The entire site of approximately 22 acres is zoned as Light Industrial with 25% retail use allowed. Fronting on Hawthorne Road, a City designated arterial road, these lands enjoys excellent visibility and exposure, making the property well-suited for higher quality combination showroom, office and warehouse uses as well as the traditional light industrial uses.  The architecture of buildings frontages within the site will carry a strong storefront appearance, with the same quality and appeal as recent new-format retail developments.

As planned, the site could easily accommodate 320,000 sq.ft building area in total, while still leaving ample room for employee and visitor amenity space.  Ample parking well in excess of leaving generous truck docks and truck circulation routes.

This site location offers excellent access and transportation linkages. An improved intersection, with traffic signals and turning lanes is in place.  Hawthorne Road is a recently upgraded 4-lane arterial road that gives ready access to Highway 417 via Walkley Road and to Hunt Club Road to the south.  The Hunt Club Road to 417 connection is slated for completion mid-2010.

These lands are still as originally designated by the City of Ottawa as a multi-tenant commercial and industrial park.  Both storm sewers and sanitary sewers are already installed through the site.  Stormwater management solutions and master plans have already been complete.  Water service and electrical servicing has been done.  Environmental audits and master site plans are complete.  With this advance work on the site, we are able to provide accelerated schedules for occupancy.
